Application filed for £800m East London regeneration



A planning application has been filed for a £800m regeneration project in East London.


This has funded the construction of 43 residential open market properties with a combined GDV of £25m.

Five different SME housebuilders have been funded as a result.

The development projects include the construction of five detached houses in Scorton, North Yorkshire, with an existing Zenzic borrower. Each unit has its own private garden and garage.

Elsewhere in the country, in East Ayton, Zenzic has funded the development of nine new build houses for an experienced developer.

Submitted by The Hill Group and Poplar HARCA, for the Teviot Estate in Poplar, this will aim to provide 1,900 new homes with 35% being affordable.

This would impact eight hectares of land with both studios and family apartments being built.

If approved, the regeneration will take place over four phases and include new open green and play spaces, shops, community and faith facilities.

Phase one would aim to deliver 475 homes, with 45% designated affordable.

Subject to approval, the project is scheduled to start at the end of 2025 with the first homes expected to be completed by 2028.

The entire project is expected to be completed by 2042.

Both Hill Group and Poplar HARCA have consulted with Teviot residents over these plans, with architects BPTW creating the designs.

A total of £427,500 has already been invested in local projects through the Teviot Community Chest Fund. According to the press announcement, Hill Group and Poplar HARCA estimate £278m will be created in social value by the regeneration.
